What “good” follow-up usually looks like
After an enquiry, a reputable agency should acknowledge you, confirm your suburb and timeframe, then arrange a confidential appraisal conversation. Your details should not be auctioned to multiple offices without your consent. If the first reply is only a high stretch price with no comps, ask for evidence.
Prepare before the appraisal call or visit
- Your rough timeframe and must-have outcomes (price certainty vs speed vs minimal disruption).
- Known property facts: renovations, strata, easements, tenancy, or planned works.
- Two or three nearby sales you have noticed — useful when comparing how agents use comps.
- Questions on commission, marketing inclusions, who runs opens, and written feedback cadence.
