What to ask at a selling appraisal

A good appraisal is a working conversation. Bring questions so you can compare advice, not just headline dollar figures.

Pricing & evidence

  • Which recent comparable sales are you relying on — and why do they apply to my home?
  • What would change your range if presentation or timing shifted?
  • Are you quoting a likely selling range or a stretch figure?

Campaign & method

  • Do you recommend auction or private treaty for this property, and why?
  • What marketing package is included vs optional?
  • How many opens, and who conducts them?

Fees & communication

  • What is the commission structure and any marketing costs upfront?
  • Who is my day-to-day contact?
  • How often will I get written feedback during the campaign?
